Please the great architects in the house, please help me to look into this drawing my architect send to me, it’s a contemporary bungalow of two flats, first flat is a private residence of 3 bedrooms and second flat is going to be a commercial 2 bedrooms!! !!

Chiboy2020 how can we be of help here? Here are few things I need to understand to be able to say anything about the design above:

In your own way sir, can you describe the steps in the design process, and how are they organized?
How important is leisure time activities to you? Do this happen indoor or outdoor? Would you say your proposed design have all that is required to support the activity?
Do you entertain a lot, occasionally, or almost never?
What relationships between rooms and spaces are important? (for example, Do you want the guest zone tucked away and private?)
What’s the size of your land?

I don’t know much about architecture but the truth is that I don’t like this particular drawing the architect send to me!!!

I want something more organized and simple not too complicated!!

I like having step at dining area
a clear visitors room but no too private

Lots of amendments needs to be done on your drawing.
1)you should have at least 600mm after your sliding door before any step down to your lounge
2) your dining should span to your lobby but still retain the wall with the door from the lounge to the now extended dining to shield movement via dining to the ante room
3) your laundry has no ventilation n lightning
4)your rooms are not cross ventilated, the first room toilet can be recessed inward by reducing the wardrobe space to allow for at least 750mm window on the line for the room. Many more but take this first
5) the window at your lounge will not serve for ventilation perfectly, it’s just for aesthetics as it is

Chiboy2020 are you taking this drawing for approval?

If YES, I’d suggest a new drawing entirely that’ll meet your expectation and also meet approval requirements.

The width of the building should be about 10 - 11m. That’s too much for a 15m land.
Any review on this design will be rejected when you take the drawing down for approval as it does not meet standard setback requirement.

If NO, I’d equally suggest a complete redesign as we’d need to touch almost every part of the building.

Chiboy2020 This will have to come at a cost. We will have to start afresh and you will provide us with all the necessary information to make this happen.

Otherwise, I can just point to few corrections that can be made on the existing drawing so that the architect can make necessary adjustment if possible.

Some of the issues with the plan has been highlighted by @Slankonsassociates

The other issues yet to be addressed includes anticipated future needs, likely changes and security issues.

So if this is something you’d be comfortable with, I can take up the job.

brabus the job is already with an architect and deposits has been paid to him so if you can please point out the required amendment that needs to be done here so that I can discuss with him… I will appreciate that.

He should send something not more than 9.5m wide and with better flow and with easy access from all room to an emergency exit door.
