Problems with architectural design work can affect any stage of a building project so it’s important there is good communication, an understanding of expectations and plans that can be clearly understood by all and sundry.

In this topic, I’ll be sharing typical problems in the design of building work. Pls come along and endeavour to share your own experiences.

1. Architectural design is out of client’s budget.

Many times, an ambitious design from an overzealous architect leads to budget overrun. ()Please read that part very slowly). Some cowboy architects do come up with some fuzzy details that are non-functional to style up a house but they do not necessary make the building structurally sound. This unnecessary EXTRAS leads to budget overrun and abandoned projects.

2. Client doesn’t like the design but it fits the brief

Incomplete scope, inability to explain in details all the must-haves and nice-to-have features of a proposed developnebt may lead to client not accepting the final design. My advice to prospective homeowner is to try and be explicit in their design requirements. What WOWs them should be discussed and what turns them off should equally be mentioned while sharing their brief with design architects.

This helps to prevent headaches during and after construction.

At times, the designs gets too busy and the client happens to be a minimalist. So there’s conflict.

Yet another design over function problem that normally emanate between architects and homeowners.

3. Design work takes longer than expected to produce

If the design takes so much time to produce on paper, it’ll take twice or more time to construct such building. This is a fact!
The simpler it is, the better for everyone involved. It’s advisable to avoid complex details in residential builds.

4. Design doesn’t meet the requirements of the Building Code for Approval.

This is so common in most builds nowadays. Most clients wants to maximize the use of their (crazily expensive) lands by building every space available on their plot. This leads to the influx of buildings with rooms that are too small, driveway too inadequate, waste water drainages too little and less functional buildings that can not provide comfort for its inhabitants.
This happens when the client is imposing his design views on the architect. Ordinarily, any architect should know how to design to building codes but in most cases the piper dictates the tune.

5. Products/materials specified for the finishes are incorrect, inadequate or unavailable (for example, cladding and flooring material)

Many atimes, homeowners fell in love with unrealistic elements used on 3D models only to be disappointed with their actual building stage due to unavailability of materials to make the house look exactly as seen on architects model.
Architects should endeavor to provide a specification sheet with all drawings produced so as to help the homeowners and builders understand what is been required and where to source them.

This is very important!

6. Design is inaccurately drawn or dimensioned.

I’ve been opportuned to see fully detailed design plans, so many plans we get from our architects are nothing compared to them. It goes beyond the normal architectural, structural, mechanical and electrical drawings we are familiar with.
They have more details and specifications to help the builders and service integrators on site.

However, the problem might not really be with the architects but with the owners who have little or no experience about this things and yet want to buy the lowest priced design plans not minding the missing parts.

7. Architect, Designer and Builder disagree on aspects of the build

Sometimes, when an architect is left to himself to create a wow, he might go ahead to do things that are not only difficult to build but can give rise to conflict among the contractor and the owner.
For this reason, everyone involved in the design and construction of any project should be carried along from the design stage when the building is still on paper.
The major areas where conflicts arise in design works includes roof designs (the height and the materials), foundation design, concealing ancillary services etc.

I once had a disagreement with a graduate of architecture I commissioned for my design (kobokobo project) with respect to where the entrance of the visitors toilet should be.
While i wanted it to be accessible from the parlour, he objected and said that odour from the toilet will disturb us and guest in the parlor that entrance should be at outside verander. I was worried that it’s inappropriate for guest to have to go outside house in order to use the convenience. Which is more appropriate, guest toilet away from the living room or entrance from the living room?

If you’re working on an apartment or a building where there’s practically no space to do otherwise, then it’s fine. However, if you are starting from scratch there is no reason in the world where this needs to happen.

Beside the smell, having a toilet in a place where everyone in the lounge will all see when you go in and when you come out and also hear everything that happened is not a very good one.
Having a toilet inside your living room is not bad - it’s how you access it and that’s where the architect is wrong. He needs to find a way to create some sort of procession or privacy to the path accessing this room. That’s why you’re engaging him in the first place.

brabus Thanks. I love this setup. Not far from the living room, yet not so noticeable. If I had seen something like this in time I would have shown my architect before we started building.
