Congratulations @tomaths on your new project. As you have started, you’ll surely finish it to your taste. I like the design and arrangement of the flats. No interference 💪. To solve cross ventilation issues at the middle flats, the building could have been splited at the middle (subject to availability of the space). Once again congrats. I’ll be following this discussion bumper to bumper.

Dear elders, What’s the best approach to minimize wastage of planks on my site. Going by the work plan from my engineer, we should be casting the short pillers. Later on the casting of the long pillers then the lintel and decking. A carpenter suggested that I should buy the white wood and use it direct for the short pillers without cutting. As such the same will be useful for the long pillers and lintel. Engineer suggested we should outsource the whole process asking the carpenter to source for planks at each stage. He claimed no amount of planks bought now would be useful later on either for lintel or decking. Please elders, what is the best approach to this in other to avoid wastage at least upto the decking ? I wouldn’t like to invest so much in planks with my limited resources.

tomaths your engineer is right. Outsourcing is good but it can be disadvantageous too because most carpenters can’t guarantee good woods This can delay your project. I have and use dedicated steel forms or plywood formwork for short columns.

brabus Boss can we hire these things? What’s the cost implications compare to outright purchase?

tomaths what’s the height of your foundation wall? It’s considerably cheap to hire but it has a lot to do with the scope of the project. If it’s a project you’re pushing to slab level within 6 - 8 weeks, it makes sense to higher as we can provide these items at a reasonable cost to your project. but if it’ll take some time, the logistics cost (transportation etc) would make it unprofitable. if the engineer provides exactly what he need, we can provide shutters/formwork up to your slab level at a reasonable cost to you. Please note we do not give our formwork to other carpenters to use.

brabus the 6-8 weeks time frame is feasible and within the plan. The foundation wall is going to be between 5-6 coaches of blocks. The need according to the Engineer is the short pillar, long pillar, german floor, lintel, and decking. Can you give the cost estimate to the above, sir? Thanks always

tomaths It is not compulsory but it is highly recommended in the following scenario:

if your foundation is higher than 1.2m or 5 courses of block.
if you do not intend to do DPC/German floor of your house before continuing with the ground floor block work, you can introduce a capping beam on top of the foundation walls.

From the look, you are not in a swampy area and your foundation is not up to 6 courses of block so it is not compulsory.

Due to topography of your land, you can introduce double wall in areas where the foundation wall is up to 6 blocks high.
