I would say you’re very lucky with the 2% that’s being asked of you, I actually paid 5% when applying for the C of O of my land which I’m yet to get since 2019 no thanks to Covid.
However, while reviewing some of my documents on Sunday, I noticed that what is being processed for me is R of O and not the C of O I paid for. As we all know R of O is granted by the LGA and the title can be revoked without any form of compensation. So, be sure of what you’re paying for. If your land is not in a location where government may want to reclaim the parcel of land in the nearest future, go for the Land Registration Certificate otherwise, C of O is a better choice.
