Good day all my oga in the house.

I have an ongoing project that is already at the lintel level but I came to discover some errors in the building which I hope with your help I can find a way to fix them.

One of the problems I noticed is that the master bedroom is just 11×12 feets while the other rooms are 12×12. I remember complaining to my engineer during the setting out that the rooms look small but he said they were standard.
Please look at the plan and tell me how i can finesse it. I’m also planning on starting the lintel tomorrow after which 2 or 3 more blocks would be added as I plan to use parapet on the building. Thanks

LegitPlug Which of the rooms is the master’s bedroom? It’s possible to shift walls if space permits.

Another thing is that my engineer chose not to use german floor despite suggesting it. Is it still possible to do it despite the structure is already at the lintel level?

LegitPlug what you’ll do is flooring, not german floor anymore.

On a dry land, you won’t have problem if done right. When not done right, the joint between the floor and the wall is where termites and ants can make way to the surface of the floor.

On a damp soil, water may rise to the wall by capillary action forming mould and causing the paint at the bottom of the wall to peel off.

How is your terrain?

mank1234 About the terrain, all I know is that its not a water logged area and the soil is very hard. I also noticed that there’s rock about 11 feet down

LegitPlug i feel the bathroom can be shifted to also occupy part of the corridor (square pink); downside is elimination of natural lighting in the corridor. The external wall of the room can then be extended to meet it, thus increasing the size of the room.

If you’re patient, you may get a better solution from other kobocitizens.

I have been planning to update this thread with all the activities and expenses incured till date but I have been busy with other projects. Hopefully I will do that today.

@brabus @mank1234 and all the boss in the house, please can you recommend a good carpenter within Abuja or Nasarawa whose charges wont tear my worn-out pocket please 🙏

LegitPlug those you quoted work mainly in the SW and may not know any carpenter up north. I’ll suggest you walk round your project location, identify any 2, 3 to 4 ongoing projects that you feel are standard and get the carpenters’ contacts. Get them to give you their quotations, share it here for advice on the best price you should offer.
This has always worked for me, its even advisable you once in a while take a stroll around your project site to see what’s going on around you; especially if it’s a location you have never lived in before.
