Hi Kobo Citizens, I plan to embark on this building journey soon, Please help me criticize the building plan.

I want to spend less without compromising standards.

Is there any possibility of having the contemporary ‘flat roof’ instead of the pitched roof? I believe the flat roof will save some cost on roofing and parapet.

The Engineer gave a quote of about 2.9m for the foundation to oversite concrete level, which I think is quite outrageous.

I also need someone to translate this ‘floor plan’ to full contemporary architecture design on a budget, the Engineer that designed the plan also want to give it to someone to do.

Lastly, Is there any trusted supplier of Granite and Sand on this platform? What are the current prices? The site is around Ayobo, Lagos

This is very possible.

This is possible too. Is it just the roof plan you want to change or are there any other modifications. If it’s just the roof, you can achieve that at no extra cost. Just tell the architect to do exactly what you wanted.

Considering the recent increase in the cost of building materials, N2.9m for a 120sqm footprint is not too expensive of standards will be strictly adhered to. You can negotiate this a little bit. The most important thing is to ensure that the foundation is solid.

Ok. We can handle this but it’ll come a cost. Our complete design package start from N250,000.

Always remember these helpful tips:

Only patronize verified suppliers/contractors.
Check the supplier/contractor’s rating at www.https://www.kobocity.com/d/38-verified-suppliers-directory/6
or by calling 0700-kobocity. If not on kobocity, ask for references.
Get at least three quotes and review.
Make sure all project expectations are in writing and detailed.
Only sign the contract if you completely understand the terms.
Don’t pay in cash; and never pay more than 10 percent down, whichever is less,
unless the contractor has a blanket performance and payment bond on file with kobocity.
Don’t let payments get ahead of the work.
Ensure the contractor open a thread for daily updates of your project on kobocity.com. If not on kobocity, ensure he’s giving you updates on a social network where others can review and critique your project.
Keep a job file of photos and all papers relating to your project, including all payments.
Don’t make the final payment until you are satisfied that the job meets all contract
expectations.
