Please help review this floor plan

Hello ogas, please help appraise this plan for a 3 bed-room story building I drew if it’s good. The land is too small.

Judy1 kindly show or share the dimension of the land? That was a nice flow but why do you have only one bathroom on the upper floor?

The land is about 12m by 15m

I think you can have something bigger with more features.

brabus I thought so too, but then I want to have a garden and a sit out behind the building. Is there a way I can include a bathroom in the master’s room while still having space for the above.

Judy1 it’s very possible!! You also need at least a terrace on the upper floor and also need to add some shapes to the building, it’s just too bland 🤭

brabus if I introduce cantelever at the front will it accommodate this.

Judy1 Sure! You can also tuck in a 1.2m bathroom between the 2 rooms at the front to add a second bath.

brabus thanks. I love what you did. That way I won’t need to change the footprint of the house. I don’t like roof gutter. I’ll sure tell the architect to work with this. I didnt like his initial sketch and he forbade me from sharing.
